It is a joy to work with clients on finding their dream home!  As a buyer’s Realtor, it is my job to educate you on the market, search for your desired home, negotiate an offer and inspection terms for you, and guide you through the process to closing.

  • Choose an experienced real estate agent who has a deep working knowledge of the area where you want to live
  • Educate yourself on the current market conditions
  • Drive through neighborhoods and narrow your preferred areas
  • Obtain a mortgage pre-approval
  • Determine your budget: monthly mortgage payments, down payment, closing costs, pre-closing expenses

  • Use your MIBOR custom portal to search for available homes
  • Visit open houses on the weekends
  • Explore new construction with your Realto
  • Study neighborhoods and understand pricing (your agent should do this for you!)

  • Analyze recent comparable sales in the neighborhood
  • Review the seller’s disclosure
  • Decide on a closing date
  • Talk to your lender to understand the financials
  • Read the purchase agreement
  • Plan on submitting earnest money of 1% of the price
  • Be prepared for multiple offers and develop a strategy to win with your agent

  • Plan on 30-45 days to complete the transaction and close on the property
  • Submit a loan application and all your documents quickly to your lender
  • Schedule a home inspection (your Realtor will negotiate repairs for you)
  • Setup homeowner’s insurance
  • Your Realtor will handle all the behind scenes things required in real estate – appraisal, title insurance, title search, survey, legal paperwork, scheduling closing, etc.
