Deciding when to sell your home is rarely about one single factor. It’s a blend of understanding today’s market—inventory, buyer demand, property values, interest rates—and recognizing what your life is telling you.  Whether you’re in need of more space, simplifying your lifestyle, or preparing for a new chapter, the right timing comes from aligning market conditions with your personal needs so your move feels both strategic and seamless.

What the 2026 Market Is Showing

Across Central Indiana, early 2026 trends include:

  • Low inventory on the northside, especially in Carmel
  • Strong buyer demand for updated homes, particularly larger homes with 4+ bedrooms, 3+ bathrooms, basement, and fenced backyard 
  • Days on market are averaging 21 days in Westfield and Fishers - Carmel sits at 8 days. 
  • Multiple offers are still happening - Hamilton county properties are now selling for 98.4% of the list price
  • Interest rates are unpredictable, but the northside is not seeing this affect buyer demand much.

The current conditions generally favor sellers-especially those with well-maintained, move-in-ready homes.

Signs It Is a Good Time to Sell

You may be well-positioned if:

  • You have strong equity (many local homeowners gained $40K-$90K in equity since 2020)
  • Your home is updated or lightly refreshed
  • You're in a high-demand community (Carmel, Westfield, Fishers, Meridian-Kessler)
  • You're ready to move within the next 6 months

Can I Sell for More in the Spring?

Seasonality is no longer a big factor for selling since the inventory of listings has been low recently.  If your home is properly staged, photographed and marketed, you won't see much change in value between a February and a June listing date.  However, I do have a few pro-tips for maximizing your selling potential:

  • Don't go on the market during or right before a holiday weekend
  • If you have a home to sell that would typically attract families, list it before July to get the strongest demand.
  • Winter months will give you an edge - there is a lot less competition and you don't have to worry about yard prep!
  • November-December can be slow.  Buyers aren't as active due to the holidays.  (Wait until early January, if you can.)
