How to Shine for Showings

Clean, Calm, Inviting

Buyers form an impression the instant they walk through the door, so a little thoughtful prep can create a big emotional pull. Brighten the space, clear the surfaces, add a few welcoming touches, and let each room tell its best story. When your home feels fresh, intentional, and easy to imagine living in, buyers connect faster—and that’s when the strongest offers follow.

Simple Staging Preparation

  • Declutter and depersonalize 

  • Deep clean everything

  • Fresh white towels

  • Clean countertops

  • Soft, warm lighting

  • Neutralize colors as much as possible

  • Crisp white baseboards (paint what can't be cleaned)

  • Add fresh linens and simple decor

  • Create an inviting front porch and entry

When It's Showtime

  • Open all curtains and blinds
  • Turn on all lights (even during the day)
  • The kitchen should sparkle!  Remove all dirty dishes from the sink and wipe down the counter, stove, and table.  Hide dishrags, towels, and sponges under the sink.
  • Pets must be removed from the home and all pet beds, bowls, toys need to be put away. 
  • Beds must be made and all clothes picked up.
  • Bathrooms need to be clean with towels folded and extra self-care products (toothbrushes, makeup, etc) put away.
  • All toilet lids down.
  • Empty trash cans that do not have lids and are in plain view.
  • All jewelry, small valuables and electronics, cash and checkbooks should be stored in a safe or hidden from view.
  • If possible, open windows a half hour before showings to circulate fresh air especially in  rooms where pets are kept.  I do not recommend using air fresheners as sometimes those can be stronger than you think and make buyers think you’re covering up a bad odor.
  • If we are having returning buyers who are serious about making an offer, I recommend baking cookies or putting dinner in the crockpot to add an inviting aroma.  A vase of fresh flowers on kitchen table is also a nice touch.

Showings give buyers the chance to truly experience a home—the light, the flow, the feeling—which is something photos can’t fully capture. The goal of staging and preparing for showings is to spark emotional connection and help buyers picture themselves living here.
